Why Refinance? / Investment / DSCR
Investment property & DSCR refinance
For rentals, debt service, rents, reserves, and seasoning matter as much as rate. DSCR can help when personal income paths are limited — but only if the property still works at today’s terms.
What this usually involves
- • 1–4 unit or small portfolio rental
- • Stabilized or nearly stabilized rents
- • Cash-flow or rate improvement goal
Usually a fit if
- • Documented rents or strong lease path
- • Property that can clear underwriting or DSCR tests
May not be a fit if
- • Vacant with no lease path and thin reserves
- • Numbers that break on a mild rent dip
FAQ
Is DSCR always better for rentals?
No. Sometimes a conventional or portfolio path is cleaner. DSCR is one lane when property income is the qualifier.
